Up to 10 years’ warranty

Newly replaced gas risers carry up to 10 years’ warranty. Covered items and conditions are specified in the written contract.

Unused fees refunded*

If actual engineering costs during the one-year contract do not exceed the total contract fees, the company will refund the unused balance.

No additional charges

If the actual cost of contract-covered works during the one-year term exceeds the total contract fees, the company will not charge the customer extra.

* After deducting actual engineering costs from the total contract fees, the balance is refunded within ten working days. These arrangements apply to contract-covered works. Building works and opening or reinstating riser ducts are excluded. Pipe relocation, extensions, and non-emergency works requested outside office hours are charged separately. The written contract defines the specific scope and arrangements.

CONTRACT PLAN · IN PRACTICE

The value of a plan. Seen on site.

Response, budgeting, maintenance coverage and disruption. Explore how the needs of different estates shaped the work on site.

These are individual project outcomes. Response times, work arrangements and coverage depend on site conditions and the written contract.

Planned maintenance. Clearer budgeting.

The gas riser maintenance contract helps property managers and owners’ corporations coordinate estate pipework maintenance. After reviewing the number of buildings, households and site conditions, a fixed monthly fee proposal provides a clear basis for maintenance needs, responsibilities and costs.

What does the plan cover?

In-situ riser repair and replacement

Arrange repair or replacement of existing gas risers within the scope specified in the contract. The supply mains, locations and work items from ground level to the top floor are confirmed in the quotation.

Coordination and completion records

Coordinate with management, the owners’ corporation and affected residents. Define engineering requirements, pipe coating and completion information for follow-up and handover.

Monthly fees and contract arrangements

Monthly fees are proposed based on the number of buildings and households, and survey findings. Contract duration, response arrangements, warranty scope and fee reconciliation are stated in the written proposal.

Clarify the scope in advance

Building works, opening and reinstating riser ducts are excluded from the general plan. Pipe relocation, extensions and other additional works require separate confirmation and quotation. Site access, temporary working areas and required cooperation are checked with management before confirmation.
